How far in advance should I book?

—At least 7 days; for holidays and blossom/fall-foliage seasons, 2–3 weeks. Final arrangements are confirmed by email.

I don’t know the area and don’t have clubs—can I still book the golf tour?

—Yes. We can arrange club rental, transport, and basic guiding. Safety and comfort come first.

What’s included?

—Depends on the plan—typically basic transport, guide fee, and reservation support. Tickets/meals/green fees may be included or pay-as-you-go; see your pre-trip brief.

Do you offer private tours?

—Yes. We only offer private tours for teams of less than 4 people

Which languages are available?

—Chinese / Japanese / English (subject to guide scheduling).

What if weather or force majeure hits?

—We reschedule or provide an equivalent alternative; if not possible, follow our cancellation/refund policy (see Terms & Conditions).

Can you guarantee a specific tee time?

—All tee times are subject to course availability. We’ll do our best and prepare backups, but we can’t guarantee exact slots.

What kind of lodging do you use?

—Selected guest houses/inns. Please share check-in/out constraints, allergies, and special needs at booking.

Are you a real-estate agency?

—We act as advisor/revitalization partner and do not execute sale contracts. Licensed brokers and judicial scriveners handle buy/sell/lease; we provide selection, communication, and project coordination.

How do mid-term stays (1–6 months) work?

—Via appropriate fixed-term leases, etc. Typically deposit and cleaning fee apply. Utilities/internet may be bundled or separate—see the contract.

Do you provide property management?

—Yes—caretaking, cleaning, routine maintenance. If rent collection/tenanting is involved, it’s handled by us or partner registered operators in compliance with law.

Do you handle soft-renovation and redesign?

—Yes—basic repairs, FF&E/soft furnishings, and layout optimization. Structural work must follow building code and permitting.

How are fees structured?

—Advisory/selection fees (staged), project-management fees (by scope), monthly management (by services), plus pass-through third-party costs (repairs, cleaning, etc.).

Do you guarantee yield or occupancy?

—No guarantees. We provide data references and conservative projections; outcomes depend on market and policy.

Are pets/smoking/co-living allowed?

—Depends on the property and community rules. Any restrictions are disclosed in advance and written into the contract.
