By using our website or purchasing/booking our services under the brands iSan-iKai, ITO Nomad, and ITO WakaMe, you agree to these Terms and our Privacy Policy.
Where multiple languages are provided, the Japanese version shall prevail in case of discrepancies.

1. Definitions
• Client/You: the person or entity using the site or purchasing services.
• Services: tours & stays (iSan-iKai); workspaces & community (ITO Nomad); vacant-home revitalization, mid-term stays & advisory/management (ITO WakaMe).
• Third-party Providers: golf courses, transport, lodging, cleaners, contractors, licensed brokers, judicial scriveners, OTA platforms, etc.
2. Eligibility & Authority
• You must be 18+ (or legal majority) to contract.
• You confirm you have authority to bind any represented party.
• For group bookings, the lead booker is responsible for the group.
3. Pricing, Taxes & Currency
• Prices are in JPY unless stated; tax inclusion/exclusion is indicated per item.
• Government taxes/fees and third-party surcharges may apply and can change.
• Quotes are valid for 30 days unless otherwise noted.
4. Bookings, Payments & Invoices
• A booking/contract is confirmed when we issue written confirmation and receive any required deposit/prepayment (50% of total price).
• Accepted payment methods: Bank transfer / Credit card / Others
• Invoices are payable within 3 days; late payment may suspend services and incur late fee policy.
5. Changes, Cancellations & Refunds
• Your change/cancellation requests must be in writing. Fees and timelines per Annexes A–C.
• We may reasonably adjust itineraries/schedules for safety, weather, or provider availability; we will offer reschedule, credit, or refund per annex policies.
• No-show is treated as 100% charge unless otherwise stated.
6. Force Majeure
Events beyond reasonable control (severe weather, disasters, epidemics, government orders, strikes, transport disruption, etc.). We may suspend/alter/cancel services; remedies are limited to reschedule/credit/refund as feasible; no further liability.
7. Health, Safety & Conduct
• Follow all safety instructions, local rules, and venue policies.
• Access may be denied for intoxication, unsafe behavior, nuisance, or policy breach; no refund in such cases.
• You are responsible for personal medical fitness and appropriate insurance.
8. Third-Party Providers
• Many components (tee times, transport, lodging, cleaning) are delivered by third parties under their own terms & liability.
• We are not liable for acts/omissions of third parties beyond our control; we exercise reasonable care in selection/coordination.
9. Insurance (Recommended)
We recommend travel insurance (medical/trip changes), property/contents and liability insurance, suitable to your activities and use.
10. Intellectual Property & Site Use
• Site content (text/images/logo) is our or licensors’ IP. No reproduction without consent.
• Do not use the site for unlawful, infringing, or disruptive activity.
11. Privacy & Data
We process personal data per our Privacy Policy. By using the Services, you consent to such processing.
12. Testimonials & Media
With your consent, we may use non-identifying photos/testimonials for promotion. You may withdraw consent by contacting Email.
13. Disclaimer & Limitation of Liability
• Services are provided with reasonable skill and care, but we exclude warranties not expressly stated to the extent permitted by law.
• Our aggregate liability is limited to the amount you paid for the affected service, except where Japanese law prohibits limitation.
14. Indemnity
You agree to indemnify and hold us harmless from claims arising from your breach, unlawful acts, or misuse of the Services.
15. Governing Law & Jurisdiction
These Terms are governed by the laws of Japan.
Exclusive jurisdiction: Shizuoka District Court unless mandatory law provides otherwise.
16. Language
If provided in multiple languages, the Japanese version prevails upon discrepancies.
17. Statutory Notice (Japan)

Annex A — iSan-iKai (Tours & Stays)
A1. Scope
Seasonal/cultural tours, golf experiences, hidden-shore walks, and selected guest-house/inn stays in Izu Peninsula
A2. Inclusions/Exclusions
• Included items appear in your itinerary/confirmation (e.g., guide fee, basic transport, booking support).
• Green fees, rentals, meals, tickets are included only if explicitly stated; otherwise pay-as-you-go.
A3. Equipment & Fitness
• Club rental available on request (3000 yen/club set); you are responsible for proper use and returning rentals in good condition.
• Please disclose relevant medical conditions before departure.
A4. Tee Times & Availability
• Tee times cannot be guaranteed; all subject to golf-course availability. We will propose alternatives if needed.
A5. Weather & Safety Changes
• For adverse weather/safety concerns we may modify routes, delay, or switch venues. We prioritize safety.
A6. Cancellation & Refund Policy
• ≥ [15] days before start: Full refund minus ¥3000 admin/processing fee.
• [4–14] days: 50% refund (or full credit valid [6 months]).
• [0–3] days / No-show: 100% charge; no refund.
• If we cancel for safety/force majeure: reschedule or full refund/credit.
A7. Children & Accessibility
• Family-friendly itineraries available; please advise [infant/wheelchair] needs in advance so we can adapt routes.

Annex B — ITO Nomad (Ocean-View Workspaces & Community)
B1. Access & Plans
• Day pass / Short-week pass / Monthly, and meeting rooms by reservation, all subject to capacity.

B2. House Rules
• Respect quiet zones; use phone booths for calls. Keep shared areas clean.
• No smoking/vaping indoors. Pets only where posted as allowed.
• Opening hours: [Hours for public]; member extended access: [Member hours].
B3. Internet Acceptable Use
• No illegal downloads, network abuse, crypto-mining, servers or high-load devices without prior approval.
• Service is subject to fair-use; uptime is not guaranteed.
B4. Mail & Parcels
• Members only; no valuables or cold-chain items. We are not liable for loss/delay/damage. Mail policy: [To be published].
B5. Meeting Rooms & Events
• Please vacate on time; overage billed in [30-min] units at ¥[3000] / unit.
• Event hosting requires prior approval and compliance with capacity limits.
B6. Security & Personal Property
• Use lockers where provided; we are not responsible for personal items.
B7. Membership Billing & Cancellation
• Monthly plans auto-renew; cancel 7 days before renewal to avoid next charge.
• Day passes are non-refundable once used; meeting rooms refundable if canceled ≥ [24–48h] prior (else 100%).
B8. Suspension/Termination
• We may suspend/terminate access for policy breaches, unsafe/disruptive behavior; unused time may be forfeited.

Annex C — ITO WakaMe (Vacant-Home Revitalization, Mid-Term Stays & Advisory/Management)
C1. Role & Compliance
• We act as advisor/manager. Sale/lease contracts are executed by licensed real-estate brokers and judicial scriveners; we do not hold client funds.
• For minpaku operations, property must comply with Residential Lodging Act / Ryokan Act and local zoning/fire rules.
